How to set up your adverts for single lets and shared accomodation to publish to the portals

This article is about setting up your properties so they present well when advertising. With regard, shared accommodation each portal has its own unique requirements that will need to be adhered to and which are explained below. The unit type list that’s on offer is restricted to what the portals accept, which is why it is a different list to that on offer when creating properties and units.

This article is linked to how to sync to the portals.

This article looks at:

  1. Setting up your adverts for single let houses and flats
  2. Setting up your adverts for shared accommodation

1. Setting up your adverts for single let houses and flats

Step 1 – Add images

unit>summary>add images

When adding an image for Certificates do not add as a PDF, it needs to be an image file for the portals to accept it.

Step 2 – Add unit information

unit>unit information. Fill in all the information. Anything with an “asterisk”  is the minimum requirement.

*Portal market rent Facebook Marketplace only accepts a monthly price for rent, they have said that this isn’t going to change. If you add a weekly rent amount it will get converted to monthly.

*Virtual Tour URL – Facebook Marketplace currently only accepts MatterPort virtual tours, however they are working to improve this so it is worth adding the URLs in earnest.

Step 3 adding tenant fees

Go to the portal settings page

On Facebook, these Fees show here below.

To add the text behind this follow the sequence below.

2. Setting up your adverts for shared accommodation

Step 1 – Add images

unit>summary>add images

When adding an image for Certificates do not add as a PDF, it needs to be an image file for the portals to accept it.

Step 2 – Add unit information

unit>unit information. Each of the portals deals with shared accommodation differently:

a) Zoopla

Two important fields for posting shared accommodation include:

  1. ‘Total sharing Tenancies’ – this field is used by Zoopla to display the total number of bedrooms within the shared accommodation.
  2. ‘Bedrooms Available’ – this field is used by Zoopla to display how many bedrooms are available to let.

b) Rightmove

  1. ‘Total Sharing Tenancies’ – this field is used by Rightmove to display shared accommodation. However, Rightmove doesn’t accept any information about how many ‘Total Sharing Tenancies’ there are, so it could be 2 or 10.
  2. ‘Bedrooms Available’ – this field is used by Rightmove to display how many bedrooms are available to let.

c) StuRents

Two important fields for posting shared accommodation include:

  1. ‘Total Sharing Tenancies’ – this field is used by StuRents to display the total number of bedrooms within the shared accommodation.
  2. ‘Bedrooms Available’ – this field is used by StuRents to display how many bedrooms are available to let.

c) Facebook

Facebook doesn’t interpret “Total sharing tenancies” as shared accommodation so that field can be left as N/A.  The only way to advertise shared accommodation is via the description field.

Portal market rent Facebook only accepts a monthly price for rent, and they have said that this isn’t going to change. If you add a weekly rent amount it will get converted to monthly.
