The RPL is a self-managing landlord company with 150 properties. They are based in Manchester and also have properties in Liverpool.
We explored quite a few different softwares and CRMs, and after testing many other platforms, we felt that Arthur was the best fit for our business and for what we were trying to achieve.
Arthur is affordable, provides everything we need for our business specifically, and we got everything we needed out of the platform. As we are managing 150 properties, we needed a software that was going to allow us to manage those properties efficiently and effectively – thankfully we’ve been able to do that with Arthur.
There is other software out there, but we found that some offered more than we needed, and others offered far too little. Arthur has various packages that cater for different landlords’ needs. We are a large self-managing landlord, but we use letting agents to source and reference our tenants.
One of our biggest operational challenges, which we didn’t think was taking up that much time initially, was the way in which we were completing our gas safety certificates. The automation in Arthur has significantly helped here. We have one contractor that we would use for our Gas Safety Certificates and we would usually take a couple of minutes a day to instruct each work order, but we didn’t realise how much time it was taking up over weeks or months.
With Nikoleta’s help, we were able to automate work orders, saving us invaluable amounts of time. The process is seamless, and we don’t even think about instructing them anymore. The work order is created, the contractor accepts, and the tenant’s issue gets resolved. We don’t even think about it anymore, it’s all taken care of!
Automation is the most useful feature that Arthur offers, but certificate reminders have been very useful as well. Also, being able to communicate with our tenants in the app and through the platform has been so useful as it helps keep a good record of conversations to be able to refer to.
For our tenants that do engage with Arthur, it is so easy for them to send pictures, for us to reply to them, and create work orders from the tenants’ tasks that have been sent over. Being able to have a proper understanding of the issue helps us get everything sorted as soon as possible.
Before joining Arthur, all of our processes were managed by letting and estate agents. We decided to move all of our data over, and Arthur was there from day one! When we were importing the data, Arthur was great at enabling us to import every single detail of our data from the previous system.
We were able to import all of the data from a large CSV file straight into the system which was impressive. The process was relatively seamless except for a few user errors, but when everything was imported over, it was brilliant.
Arthur’s customer support is really good, generally, but there are a few times when we would have to wait a while for a reply to the more complex questions. However, I can always book a call in if I have a question.
Altogether, Arthur has helped us save both time and money as it is the right fit for our business needs. I’m sure there are other systems out there that would also help us save time but we would be paying a lot more for it.
In terms of the platform itself, Arthur has provided us with a very efficient way of managing our properties, especially with the automation, and we have saved both time and money because of it.
