I have a lettings and rent-to-rent business both specialising in HMO management.
Why did you choose Arthur?
Originally, I was managing my portfolio on excel, and as my business grew, it became too difficult to manage manually. I also wanted something that integrated with bookkeeping software to make accounting easier.
What are your biggest operational challenges?
Reconciliation was definitely one of them. There was also nowhere to manage the properties; there was nowhere for tenants to log their issues, so I or other people on my team would log issues in spreadsheets, and all the day-to-day running was being done in a disorganised way. As a result of this, I was receiving a lot of phone calls from tenants to my personal phone about their issues, which then had to be dealt with.
How has Arthur helped you overcome these challenges?
By using Arthur I completely got rid of tenant calls, because everything is on the system. I have Virtual Assistants working for me, they have access to the platform, and they can pick up the issues. Reconciliation features have really reduced the time spent on making sure the rent is actually in. All payments can be seen and matched up, when previously had to match them up manually with the bank statement.
What add-on features do you find most useful?
Xero for reconciliations, and then Arthur’s ability to log maintenance issues directly has really simplified things when it comes to tenant issues, and has thus saved us a lot of time.
How did you find the on-boarding process?
It was great, I was using Arthur before I started using Xero, and then the Arthur team completed the integration to upload everything on Xero to Arthur so everything was reflected on Arthur, and then its been really simple to maintain that.
What do you think of Arthur’s ongoing customer support?
Arthur’s customer support is brilliant, if ever I have an issue, I just message on the website and you get a response very quickly, I don’t even need to call up!
How much has your business grown since you started using Arthur?
We’ve seen some steady growth, the rent-to-rent business is taking on more rooms and properties, and we are looking to expand more in the next 12 months on the HMO management side, now that everything is in place. Arthur has been a massive help in getting us to this stage.
How much time has using Arthur saved you and your team?
It’s hard to measure exactly, but I would say that Arthur saves us about a day a week, with the amount of reconciling the rents for the rooms and the maintenance we have to handle.
